Here are some of the benefits and services our Community Association Management provides:

QUALITY CUSTOMER SERVICE:

Manage and negotiate all new and existing vendor contracts for potential cost savings. Open communication with Board Members and owners as necessary Routine presence and weekly onsite grounds inspectionsDistribute Annual Survey to measure our effectiveness in Annual Newsletter Assist in maintaining insurance policies, addressing all claims and facilitating repairs. Maintain Master Keys and Key Log for recording necessary access by third parties (pest control, etc.)

FINANCIAL MANAGEMENT AND REPORTING: 

Handle all aspects of the financial operations of the association. Maintain monthly financial reporting, annual budget creation and capital expenditures Coordinate with the Association’s CPA to prepare tax returns and audits, if necessary. Follow-up on delinquency accounts with Association’s legal council. Assist and offer recommendations/ analysis of long term reserve needs

SPECIAL ‘TRAINING’ TO BOARD MEMBERS AND OWNERS: (optional) 

Professionally instructed, ‘Condominium Concepts’ class held for Board Members and/or owners to give better awareness and comprehension of all duties and responsibilities of Board Members, laws governing condominiums, covering Florida Statutes, Condominium Act, Administrative Code, Assessments-Levy and Collections, Insurance Requirement, and Q&A (Handbook included). This course scheduled and held at Tern Key office and can be customized using the associations specific Condo Docs, Bylaws, Financials and Budget.

FEDERAL AND STATE LAW COMPLIANCE:

Monitor compliance with all state and county laws Resource assistance for laws governing and affecting associations

ASSOCIATION MEETINGS:

Professional and convenient meeting location for all board meetings at our office Facilitate and personally attend all Board and Annual membership meetings Assist Board with the enforcement of all rules and regulations consistent with the Association’s bylaws.

CAPITAL IMPROVEMENTS:

Follow-up on all necessary & approved capital improvements with board approved contractors. Obtain competitive bids with contractors, insurance companies, maintenance, etc.
